Preparing for a Sale

If you are selling your property, it is always advisable to be as prepared as possible before a buyer is found. Early preparation enables us to issue contract documentation promptly and avoid unnecessary delays.

We will provide a clear, competitive quote for our fees on your proposed sale. Once a buyer is secured, we will forward the necessary documents for completion so that the contract pack can be issued quickly to the buyer’s solicitor.

To assist the process, please have the following readily available:

  • Planning permissions and building regulation approvals
  • Electrical and gas safety certificates
  • Damp or timber treatment guarantees
  • FENSA certificates 
  • Boiler service records
  • Any other warranties or guarantees relating to the property

Having these documents prepared at the outset can significantly streamline the transaction.

Preparing for a Purchase

We will provide a clear, competitive quote for our fees on your proposed purchase.

When purchasing a property, we will require full details of how the transaction is being funded. As with all solicitors, we must verify the source of funds in line with regulatory requirements.

This may include:

  • Evidence of savings
  • Confirmation of gifted funds from parents or family members
  • Supporting bank statements
  • Identification documents

If you are obtaining a mortgage, your lender must be informed of any gift, and they will liaise with you directly regarding their requirements.

Providing this information promptly helps prevent delays and allows us to progress your matter efficiently.
